Most office searches go wrong before the first site visit, because the requirement was never pinned down. Before we shortlist anything, we agree on:
Commercial rents in India are usually quoted on chargeable area, sometimes called super built-up area, which includes your share of lobbies, lifts, staircases and other common areas. The space you can actually use, the carpet area, is often only around 65% to 75% of the chargeable area. Two buildings quoting the same rent per square foot can therefore cost very different amounts per usable square foot. We compare every option on cost per usable square foot and cost per seat, so you are comparing like with like.
The rent is only one line in the agreement. The terms below often matter more over a three- to nine-year tenure:
In Maharashtra, leave-and-licence and lease agreements must be stamped and registered, so stamp duty and registration charges belong in your move-in budget. We coordinate the legal review with your lawyer before anything is signed.
A bare shell gives you the most control and usually the lowest rent, but you pay for and manage the whole fit-out. A warm shell comes with some services, such as air-conditioning, ceilings or washrooms, already in place. A managed or fully fitted office costs more per seat but needs no capital outlay and can be ready in weeks. For small teams or short horizons, a managed office is often the better deal. We include all three in the comparison when they fit your brief.

For a bare-shell office that needs a full fit-out, start four to six months before your move date. Finding and negotiating the space takes several weeks, and the fit-out and approvals take longer. For a managed office, a few weeks can be enough.
Because rents are quoted on chargeable area, which includes common areas. The usable share varies from building to building, so the cheapest rent per square foot is not always the cheapest office.
